What can I expect from a Serviced Apartment?

London Serviced Apartments range from comfortable studios to four bedroom penthouses and are ideal for solo travellers, families and groups of people. All of our apartments are fully contained with separate living & dining areas, self-catering cooking facilities, bedrooms and bathrooms, and balconies or outdoor space (in some apartments.) Apartments across our portfolio also feature essential home comforts such as TVs, Telephones, Hi-Fi systems, Internet Access and kitchens (or kitchenettes) that are fully equipped with microwaves, fridge/freezer, dishwasher and cookers, and cutlery/crockery (including plates, mugs, glasses, pots and pans). All apartments have laundry facilities with either washing machines or washer dryers in the apartments themselves, or communcal laundry rooms onsite. Housekeeping and maid service can vary from daily to weekly depending on the property or length of stay, providing fresh linen and towels to ensure your stay is a clean and comfortable one.*

Serviced Apartments in London do not typically feature a restaurant or bar, instead presenting the opportunity for guests to eat-in or further explore the capital by dining locally in nearby cafes and restaurants. Some apartments have a reception (of which some are open 24 hours) and a concierge that can provide you with any assistance you may require during your visit.

A Serviced Apartment is a fully furnished self-contained apartment with a living and dining area, bedroom, bathroom and kitchen/kitchenette. The apartments are referred to as ' Serviced' as they offer housekeeping and maid service, and are managed, maintained and cleaned for you.

Serviced Apartments give you the comfort and space of your very own apartment with the facilities and services of a hotel. The apartments are inclusive of all charges including applicable taxes and can be booked securely in exactly the same way as a hotel.

What is portable air conditioning?

Some of the properties listed on our website offer portable air conditioners instead of wall-mounted (built-in) air-conditioners due to the layout of the building or room type. Portable air conditioning units are used to stabilise the air temperature in a room by extracting warm air from the room and recycling it back as cold air. The air conditioners expel heat through a hose which is vented through a window or wall. Extra charges may apply for hiring the portable air conditioners during your stay.

Booking An Apartment

How do I Book an Apartment?

If you have any questions or prefer to book by phone, you can call us on 44 (0)843 289 8820 and our advisors will be happy to help with your enquiry. Alternatively, it is quick and easy to submit a secure online booking request via our website in 4 simple steps:

1. Once you have found the apartment you require, click the BOOK NOW button and you will be taken to a secure online booking form.

2. Complete the booking form with the details required. It is important that you fill out all of the fields. Once you are happy with your details, click 'submit' and your details will be sent securely to our sales team at * Important: On the booking form, please ensure that your email address is correct. If your email address is incorrectly typed in, we will be unable to respond to your request. Please note that you need to submit credit/debit card details on the form in order for us to check availability and book the apartments that you have requested.

3. Once you have completed the above steps by clicking 'Book Now' and providing your details, you will be taken to an acknowledgment page. This is an automated process that guarantees your details have been submitted.

4. Once your booking has been received, the apartment will be reserved, subject to availability. You will receive a confirmation e-mail notifying you of your confirmed apartment booking, and providing you with all of the details you need. You will also receive a booking reference number and the address of the apartment. Note: Your email confirmation will usually be with you in the same day if you booked between 9:00 and 16:30 GMT, Monday to Friday. If you have booked outside of these times, your email notification will arrive the following morning, or on the following Monday if you booked during the weekend or after 16:30 GMT on Friday. We will always try to send a confirmation to you as soon as possible.

When should I book my apartment?

Serviced Apartments are becoming a popular choice of accommodation in London due to their cost-saving advantages and spacious living compared to hotel rooms. We would therefore advise that you book your apartment as soon as possible to avoid disappointment, especially in the peak season. Should you decide to travel at the very last minute, we can still help you find you a suitable apartment as we also deal with last-minute bookings.

What is the minimum stay for these apartments?

All of our apartments have a minimum length of stay which varies from 3 nights to 3 months. This is mentioned on the property details page and the booking summary of the apartment.

What does it mean "Photos are for guidance purposes only"?

All of the pictures on our website are of the actual apartments available at the respective properties. Collections of professional images mostly comprise our image gallery. However, our team visit the apartments regularly and we take our own photos to give customers the most accurate insight of the apartments. When browsing images on the property pages, look out for those marked 'Photographed by Check-in-London'.

All of the properties on our website are managed apartment buildings that tend to have between 12 to 600 units within each building, therefore it is not possible for all of the units to have exactly the same layout. While the layout may slightly differ, you can be assured that the pictures displayed are of the actual apartments at the respective property and are relative to the quality of furnishings as per the apartment description. How do I find out if the apartments are available for my dates?

Due to the unique nature of the serviced apartment business in London, it is not possible to accurately display live availability for all of the serviced apartments properties available. Since the availability changes very rapidly due to bookings and cancellations, we follow a booking request system whereby customers who wish to make a booking submit a secure booking request with their payment details for the apartment type and dates required. Upon receipt of this completed booking form, Check-in-London processes and confirms a booking reservation for the customer (during UK Office Hours). Should the requested apartment or rate not be available for your dates, we will contact you with suitable alternative options. No alternative booking is made unless you instruct us to do so.

How do I make a Group Booking?

Do you offer Corporate Rates?

Most of our rates are preferred rates due to the high volume of apartments that we sell and the quality of the relationships that we have with the apartment providers. We will always negotiate further discounts on your behalf for longer stays, group bookings, and instances where your company is likely to use one particular apartment on a regular basis. Is it possible to view an Apartment before booking?

Payment And Charges

How do I pay for my booking?

Most of the apartments on our website can be booked in the same way as a hotel room. This involves using a credit card to guarantee, pay or part pay in advance for your reservation. You can find details of if, when and what you will be charged on the  individual accommodation webpage. In many cases, your card will NOT be charged until you arrive at the apartment, where you can arrange to pay by card or cash - whichever method is appropriate for you and the apartment's reception.

Most apartments will require you to produce a method of payment upon arrival, as you would expect in a hotel, whether it be in cash or, more usually, by credit card. This is to cover any incidental costs you might incur, such as telephone calls.

Corporate & Group accommodation bookings:
To make or discuss larger bookings, please email or call us on 44 (0)843 289 8820. For smaller bookings, you may contact us in the same way, but you may also book online via the secure online booking request form (accessed by clicking on the BOOK NOW button). 

For corporate or group bookings, we will always work with you to establish a payment method that suits you. Typically, this involves the apartment raising a pro-forma invoice for you. Arrangements can be made for part of the invoice amount to be paid upfront and the remaining amount to be paid closer to the arrival date of the ocupancy. For longer bookings, payment can often be made in instalments, eg. on a monthly basis. 

Do I pay any money to

Your payment is made directly to the apartment at the rates displayed on the Check-in-London website in the Rates section. Check-in-London will make the reservation for you and in doing so will use your credit card details.

Check-in-London does not charge customers any fees or deposits.

What credit card details must I supply?

We require the credit card number, CVV security code, expiry date and also the full name and billing address of the credit card holder.

Is it safe to supply my credit card details?

Yes - see our website security page for full details. Once you have clicked the 'Book Now' button, you will be taken to the booking form, which you will be required to complete. The booking form is hosted on our secure server and all of the information you submit on the booking form is encrypted between your browser and our server. We use Geo Trust SSL for encryption.

When will my credit card be charged?

This depends on the particular apartment that you have chosen to book, and you can find this information on each accommodation webpage. The booking process is clearly described here so that you know when and what you will be charged. In many cases, your card will NOT be charged until you arrive at the apartment, where you can arrange to pay with your card or cash, whichever method is appropriate for you and the apartment's reception.

What is VAT?

VAT stands for Value Added Tax. Depending on the accommodation you choose to book and the length of your stay, the VAT rate may vary from 0% to 20%. All the properties listed on our website display rates that include VAT, unless otherwise stated. This means that the rate you see before you book is the total price for the apartment - no additional taxes or service charges will be added to your bill.

Stays over 28 nights usually benefit from VAT savings (where applicable).

What does the term Cancellation Policy mean?

Each apartment has its own cancellation policy, and it is important to read this carefully before booking. If you cancel your reservation within the required time before arrival, which is stated in the apartment's cancellation policy, you will not usually incur a cancellation charge. If you fail to cancel your reservation and do not arrive at the apartment, the apartment may charge your credit card with a cancellation fee, which varies according to the particular apartment (again, check the cancellation policy in the Booking policy on the accommodation webpage or on your Booking Confirmation for details).

Are there any other costs involved?

All utility bills are included in the rates. The only additional charges you may incur would be for any outgoing telephone calls from your apartment and for internet access, where applicable. Other facilities and services, such as car parking and grocery shopping, may also be chargeable. Please see each individual apartment's page for details.

During Your Stay

What happens when I arrive at the apartment?

Different apartments have different check-in procedures. Most apartments have a reception desk, like a hotel, where you can pick up your keys, whilst others have a meet-and-greet service. Some apartments have a system whereby you'll be given an entry code to get into the building prior to arrival. Once inside, you'll be able to use another code (which you'll also have been given) to access a mini-safe, where you'll find the keys to your apartment.

Are there any other services I can expect?

Each apartment has details of its facilities and services on its overview page. Services typically offered are airport transfers, room service, dry cleaning, concierge and car parking. These services may incur an extra charge. If you'd like to book West End theatre tickets for your stay, we can also assist you with this.


How do I cancel my booking?

All of the apartments featured on have a cancellation policy that must be observed. This can be seen on the individual accommodation's webpage, and also on the booking confirmation email that we send you. To cancel a reservation, please contact us as soon as possible by telephone or email, quoting your unique booking reference number (also contained within your confirmation email).

After a reservation is confirmed, it will be subject to the Apartment Terms & Conditions / booking policy including any cancellation charges stated in the Booking Confirmation. Any change in dates or reduction in number of nights will be treated as a cancellation.

All cancellations and amendments should be sent in writing by fax or by e-mail. Enquiries about cancellations and amendments can be made on the phone first but must be followed by a written confirmation by fax or by e-mail.

Once your cancellation or amendment request has been received you will receive a confirmation of the same. Your booking will still be considered valid/unchanged until you receive a cancellation  or amendment confirmation.

We will then make the cancellation with the individual accommodation. If any cancellation charges apply, we will liaise with the apartments on your behalf to try to reduce them to a minimum, and will contact you to confirm the amount (if anything) that will be charged to your credit card.

Please ensure you contact us if you do not receive a confirmation of your cancellation/amendment within 1 hour of your initial request during our office hours. Please note that all cancellation/amendment requests sent by fax or email outside our Office Hours will be not be confirmed until the next working day.


How do I amend my booking?

You can contact us by email, telephone or fax with any booking amendments you may require, whether this is to, for eg, add nights to your booking or change the apartment type (see contact us). We cannot, however, guarantee availability if you require extra nights or need to change apartment type, and if you wish to reduce the number of nights booked, you may be subject to a cancellation charge depending on the apartment Booking Policy. But we will always do our best to assist you.


How do I find out more about bed sizes and variations?

All bed sizes vary from apartment to apartment and there are also different variations of extra beds that can be added to the apartment in some instances. This can be very confusing for anyone trying to book an apartment and for that reason, we have devised a Beds Guide to make the process much easier.  This guide gives approximate sizes for all bed variation that we have on the website but if you cannot find the exact answer that you are looking for, call us today and we will gladly assist with your query.
